Home Modifications
Confused about how to submit a design modification application? We're here to help! Before getting started, review the Design Guidelines to understand any modification limitations and ensure your project is in compliance.
Be sure to submit well before you want to start your project! Applications need to be approved before the work begins for all changes to your home or landscaping. The ACC committee has a maximum of 45 days to review your application to make sure it aligns with design guidelines before approving or denying it. The ACC committee are the ONLY ONES who can approve or deny applications.
If you have questions at any point while working to complete the application, email StoneGateACC@ccmcnet.com or call (832) 653-3763 for assistance. If the application is incomplete, there are questions, or more information is required (photos, etc.), a team member will contact you.
Decisions are then communicated to homeowners via email within 45 days. If approved, you can move forward with the project.
All submittals require the following:
- Modification application signed and dated
- Copy of survey/plat of your lot to show the location of the improvement
- Photo examples or renderings of the improvement
- Other pertinent information regarding the improvement as required by the design guidelines

Regular Home Maintenance
Roof Replacement
Roof shingle color, warranty, and roof shingle type. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.

Window Replacement
Type of windows installing, trim of window, note where they will be
installed.

Fence Replacement
Copy of lot survey indicating where the fence will be replaced,
contractor plans and specifications, height of fence from ground to the top of the picket including the use of a rot board, fence pickets must be Dog Ear (DE) cedar pickets.

Exterior Paint
Photo of front of home, paint swatch showing color and color number, specify on application what color will be for the main portion and what will be the color for the trim, paint colors must be earth tone.


Exterior Siding
Brochure of proposed siding, noting where the siding will be installed,
paint color being proposed for siding.

Door Upgrades
Front/Rear Door Replacement
Photo of existing door, photo of proposed door, photo of trim/brick color of home.
Storm Door
Photo of proposed storm door, photo of trim/brick color of home, storm door frame must either match the trim color of the door frame area or the color of the door.
Garage Door
Photo of existing garage door, photo of proposed garage door, photo of brick/trim color of home.
Patio Improvements
Patio Cover
Lot survey indicating where the patio cover will be constructed, with dimension to side and rear lot lines. Plans to include: elevation, isometric, or rendering drawings of the style of structure upon completion. Include dimensions of structure - height, width and length, list of materials, and method of attachment. Roof must use shingle color and type to match home. See applicable S-G Section CC&Rs for Location of Improvements Upon the Lot, Exterior Material, and Lot Coverage. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.


Patio Enclosure
Lot survey indicating where the patio enclosure will be constructed, with dimension to side and rear lot lines. Plans to include the elevation, isometric, or rendering drawings of the style of structure upon completion. Include dimensions of structure - height, width and length, list of materials, and method of attachment. Roof must use shingle color and type to match home. See applicable S-G Section CC&Rs for Location of Improvements Upon the Lot, Exterior Material, and Lot Coverage. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.


New Patio
Lot survey indicating where the patio enclosure will be installed, with dimension to side and rear lot lines. Plans to include: isometric, or rendering drawings of the style of structure upon completion. Include dimensions of patio - width and length and list of materials. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.

Solar Screens

Solar Panels/Energy Devices
Solar panel design and specifications, including equipment mounted to the side of the home. Large mechanical/electrical equipment will require screening from street (or backyard for lake, pond, or golf course lots) per CC&R requirements. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.
Generator
Lot survey indicating where generator will be installed, with dimensions to side and rear lot lines. Generator must adhere to CC&R Screening requirements. Submit a $250.00 refundable deposit payable to S-G Owners

Landscaping Improvements
Drainage
Grading Lot survey indicating proposed drainage plans, contractor plans, and specifications. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.
Irrigation System
Lot survey indicating where irrigation system will be installed, plans and
specifications for irrigation system.
New Landscaping
Lot survey indicating where the landscaping is being proposed, proposed plants, shrubs and/or trees, as well as plans and specifications from the contractor. (Must use plants, shrubs and or trees from Master Plant List)
Tree Removal
Lot survey indicating what trees are being removed, photo of the front of home showing all trees, note on the application how many trees are in the front yard, note on the application if they are being replaced or not and if so what type of tree, (Must use plants, shrubs and or trees from Master Plant List). Front Yard Tree Variance Form and/or Street Tree Variance Form is required.
Exterior Upgrades
Decorative Appurtenance
Photo of decorative appurtenance, height of decorative appurtenance, lot survey indicating where the decorative appurtenance will be installed. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.
Exterior Lighting
Lot survey indicating where lighting will be installed, photo brochure of
proposed lighting, proposed wattage of lighting.
Surveillance Cameras
Lot survey indicating where the cameras will be installed, photos of
proposed cameras, cameras must not be directed or record any neighboring lots.
Backyard Additions
Gazebo, Pergola, Arbor Elevations
Note on application if the structure is attached or detached, photo of what structure will look like upon completion, dimensions - height, width, length, list of materials, method of attachment, lot survey indicating where the structure will be constructed, with dimensions to side and rear lot lines. Solid roofs must use shingle color and type to match home. Metal roofs are not allowed. See applicable S-G Section CC&Rs for Location of Improvements Upon the Lot and Lot Coverage. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.

Outdoor Kitchen Elevations
Renderings showing what the structure will look like upon
completion, dimensions height, width, length, list of materials, method of attachment, lot survey indicating where the outdoor kitchen will be constructed. Submit a $1,000.00 refundable deposit payable to S-G Owners Association, Inc.

Play Structure
Lot survey indicating where the play structure will be installed, with dimensions to side and rear lot lines, colored photo or brochure of play structure, dimensions of play structure including height, width, length. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.

In-Ground Pool, Spa Deck
Pool specifications, lot survey indicating where pool, spa and decking will be installed, indicating access to construction site, indicating where equipment will be installed (pool equipment must be behind gate and screened from public view on golf course/lake lots) indicating how the pool will drain the pool and spa is required to have an overflow drain line which runs to the street with a pop-up valve at the curb, no part of the pool, pool equipment, drain line and/or decking may encroach setbacks or any utility easement associated with the property. If landscaping will be planted be sure to propose landscaping with application, indicate landscaping on lot survey, noting what type of plants/shrubs/trees (must be from Master Plant List). See Section 5.2 and 5.24.4 of Architectural Guidelines. Submit a $1,000.00 refundable deposit payable to S-G Owners Association, Inc.



Storage Shed
Lot survey indicating where storage shed will be installed, brochure of
storage shed or drawings of shed, height, width, length and square footage of storage shed, paint colors (main portion) and trim, roof shingle color must match the shingle on the main residence. The storage buildings must match the home with the same type of materials to be used. Golf Course and Lake Lot properties may apply for a shed up to 11’ (L) x 8’ (W) x 8’ (H) and must be placed against the house. Plastic and metal buildings are not permitted, as these are not approved exterior materials. Submit a $250.00 refundable deposit payable to S-G Owners Association, Inc.

Miscellaneous/Other
Flag Pole
Lot survey indicating the flagpole will be installed, photo of proposed flag pole, type of flag being proposed.

Satellite Dish
Lot survey indicating proposed area of satellite dish – must be in the rear of the home not visible from any street.


Basketball Goal
Copy of lot survey indicating where the basketball ball goal will be installed including a photo or brochure of proposed basketball goal. See Section 5.14 of Architectural Guidelines.


Extensions & Additions
Fence Extension
Copy of lot survey indicating where the fence will be extended, type of
fence using to extend, note on application how many feet the fence will be extended, note on survey how many feet the fence will be setback and any common area sidewalks, easements, or drainage areas in the area of the fence extension.

Room Addition
Architectural drawings showing what the room addition will look like upon completion, dimensions height, width, length, square footage, list of materials, method of attachment, lot survey indicating where the room addition will be constructed, including dimensions to side, rear, and front lot lines. See Section 5.26 of Architectural Guidelines. See applicable S-G Section CC&Rs for Location of Improvements Upon the Lot, Exterior Material, and Lot Coverage. Submit a $1,000.00 refundable deposit payable to S-G Owners Association, Inc.


Driveway Extension
Lot survey indicating where driveway will be extended with width dimensions, type of material being used to extend driveway. See applicable S-G Section CCR for Driveways. Submit a $250.00 refundable deposit made payable to S-G Owners Association, Inc.
Sidewalk or Walkway Addition
Lot survey indicating where sidewalk addition will be constructed with width dimensions and dimensions to side, rear, and front lot lines, type of material being used to construct sidewalk addition. No sidewalk shall be approved for construction on utility or drainage easements or in a manner that causes water to flow on an adjacent Lot. Submit a $250.00 refundable deposit made payable to S-G Owners Association, Inc.
