What are assessments?
To accomplish the many tasks for which it is responsible, the Association must have operating funds for daily maintenance, repairs and administration, as well as adequate reserve funds for major repairs or replacements for common property. In order to obtain these funds, all members of the community are required to pay assessments to the association. The Board of Directors will establish assessment rates each year and adopt the annual budget for the community.

How much are my assessments?
Assessments are due annually on January 15th. The current assessment rate for Stone Gate is $1290 annually for ungated neighborhoods and $1490 annually for gated neighborhoods.

| Street Ownership & Maintenance |
Streets are typically private in gated areas; HOA maintains pavement, striping, signage,
and debris removal.
Public funds cannot be used on private streets.

| Gates & access systems |
HOA installs, operates, and repairs gates, call boxes, RFID/EZ‑tag lanes; coordinates emergency access. Residents register tags/codes.

No HOA gate obligations. Access is open to the public unless the plat/municipality says otherwise.

| Traffic Enforcement |
Police have limited enforcement in gated sections. HOA is responsible for parking enforcement.

Normal police traffic enforcement applies on public streets.

The MUDD is responsible for all utilities.

| Common areas & amenities |
HOA maintains internal parks,
trails behind gates, perimeter walls, guardhouse structures, and private lighting
tied to gated sections.

HOA maintains shared amenities serving all sections (pools, courts, clubhouse) per rules.

| Parking, towing & speed humps |
HOA may regulate/tow on private streets per policy and CC&Rs; speed humps are administered through the HOA’s Speed Hump Policy.

On public streets, municipal rules prevail; HOA parking rules are limited, and city controls traffic devices. Commercial vehicle parking is still enforced per our CC&Rs.

HOA must ensure fire/EMS can enter (keys/codes/override) at all times; residents should follow gate protocols.
